Maintaining Projects On Time and On Budget

We are keenly aware of the Board’s necessity for maintaining control over project scheduling and costs.  Financial success of any project stems from realistic project budgeting, efficient design and good construction cost control.  Our firm has consistently brought in projects on or below budget and within required occupancy schedules. When required to meet tight construction timelines, we have often pre-tendered major components such as foundations and structural steel.  In our experience, a concerted effort from preliminary budgeting to project commissioning has been a key to successful construction projects.

Our firm has developed a design process that encourages input from all levels including staff and administration.  However, the process most heavily depends on the relationship developed between our firm and the key liaison person responsible for the management of your facilities.  By working through the Facilities Manager and dealing with the concerns of the staff, we have been able to avoid many of the post construction problems and oversights that could plague a project once it is complete.

A Thorough Understanding of the Facility to Minimize Unforeseen Problems  

We understand that a thorough understanding of the condition of the existing physical plant is key in preparing an accurate scope of work and budget.  Related repairs that can be triggered by construction must be accounted for to control costs, especially in renovation work.

Provide Ongoing Updates of Construction Costs

Our custom computer costing database forms the core of our cost estimating activities.  Through constant monitoring of construction costs in our practice we can accurately keep pace with changes in pricing.  The database can also quickly and efficiently generate budget figures and allows us to accompany all design proposals with a cost estimate.

Provide Options for the Owner at the Time of Tender Opening

Where possible, to allow for greater flexibility in cost control of renovation projects, a project may be broken down into a select number of options.  This allows the owner to control costs while maintaining competitive bidding.

Making the Contractor Responsible for Holding to the Schedule

Once the contractor has submitted an approved schedule, it then becomes their commitment to meet their own schedule.  If they fail to do so, our standard supplementary conditions section of our construction specification requires that certification of any payment be made only for projects that are on schedule.

Increased Consultant Site Visits as Required

When a project falls behind schedule, the number of site visits by our firm automatically increase as required.
